The Smith Mountain Lake area enjoyed a beautiful first half of 2025, with plenty of rain to keep lawns green and gardens thriving. That pattern shifted in early August when rainfall tapered off and typical late-summer heat set in. Water levels dropped at the lake, though a few heavy storms in the Roanoke Valley helped stabilize things somewhat. Late-September rain provided some relief, but levels remain about 1.5 to 2 feet below full pond.

On the economic side, financial markets have steadied, and a recent reduction in the prime interest rate is expected to further support the housing market. Despite these ups and downs, real estate activity around the lake has remained strong.

Q3 2025 Highlights

• Waterfront homes: 174 sales year to date; average sale price $1,221,069

• Condos/townhomes: 83 sales YTD; average sale price $535,468

• Water-access homes: average sale price $504,614, with listings continuing to move quickly

• Waterfront lots: 43 sales YTD; average sale price $359,409

The Smith Mountain Lake market remains healthy, driven by consistent buyer demand for well-priced properties offering desirable amenities. Buyers continue to seek upgraded homes that meet long-term needs, and average prices are trending upward. Many sellers who have “aged out” of their lake homes are now re-entering the market, creating opportunities for new buyers.

County Trends

We track leading indicators using county tax assessments to monitor market strength:

• In Franklin County, 123 waterfront homes sold through Q3 closed at an average of 27% above the 2023 assessed values.

• In Bedford County, 42 waterfront homes sold through Q3 closed at 48% above current assessments.

These numbers show continued confidence and robust pricing across both counties.
